Planning application fees are going up, but ours aren't

From 1 April 2026, planning application fees in England are increasing by 3.8%, in line with the Consumer Prices Index (CPI) from September 2025. This is an annual government-mandated uplift under The Town and Country Planning (Fees for Applications, Deemed Applications, Requests and Site Visits) (England) Regulations.

What Does This Mean in Practice?

The increase affects the fees paid to your local planning authority when submitting applications. To give you a sense of the real-world impact:

  • A householder application (e.g. a home extension) goes from £528 to £548

  • Erecting a new dwellinghouse (fewer than 10) goes from £588 to £610 per dwelling

  • A change of use to dwellinghouses follows the same uplift

  • Discharge of conditions (non-householder) rises from £298 to £309
