What's what?

Documents must be in PDF format and meet size requirements (typically under 10MB per file). If you're experiencing upload issues, try:
Compressing large PDF files
Clearing your browser cache
Using a different browser (we recommend Chrome or Firefox)
Checking your internet connection is stable
How do I know if I need planning permission?
Whether you need planning permission depends on your project type, property, and location. Check our comprehensive planning guides or contact your local planning authority for definitive advice.
Can I download the location plan before submitting my application?
Yes. Location plans created using our mapping tool can be saved as PDF or image files at any stage. This allows you to share plans with clients, consultants, or other stakeholders before final submission.
I need clarity around using my location plan as a site plan or block plan,
No. Location plans and site plans serve different purposes and must be submitted separately:
Location plan: Shows the application site in context (typically 1:1250 or 1:2500 scale)
Site/block plan: Shows detailed site layout (typically 1:500 or 1:200 scale)
You'll need to prepare and upload both documents to complete your application.
Do I have to use the location plan tool, or can I upload my own?
You can choose either option. Our location plan tool makes it easy to create compliant plans quickly, but you're welcome to upload professionally prepared plans if they meet the required specifications (correct scale, content, and format). Both methods are equally acceptable.
Payment
How much does it cost to submit a planning application?
The total cost includes:
Statutory planning fee: Set by the government and paid to your local planning authority
Planda Portal service fee: A competitive charge for using our online platform
The complete breakdown is shown clearly before payment, with no hidden fees.
Why is there a service charge?
The service charge covers the development and maintenance of Planda Portal, including our AVA validation technology, secure document storage, real-time application tracking, and dedicated customer support. This fee helps us provide a faster, more reliable service than traditional submission methods.
How do I pay for my application?
Payment is processed securely online using a credit or debit card. The payment page appears after you've completed your application form and reviewed all documents. You'll receive immediate confirmation once payment is successful.
I've paid, but my application still shows as 'draft'. Why?
Check your email for a payment confirmation. If payment was successful but the status hasn't updated within 30 minutes, contact our support team with your application reference number. We'll investigate immediately and ensure your application is submitted to your local authority without delay.
