Are Porches Exempt from Building Regulations?

Generally, you won't need Building Regulations approval for your porch if you build it at ground level and its total floor space measures less than 30 square metres. This is a common exemption, but it comes with some important caveats.

Even if your porch qualifies for this exemption, you still have some crucial responsibilities. You must ensure that:

  • Every glass component, such as windows or doors, strictly adheres to the relevant parts of the Building Regulations.

  • Any permanent electrical fittings you install also meet the necessary Building Regulations standards.

To qualify for this exemption from Building Regulations approval, you must also satisfy two additional mandatory requirements:

  1. You must leave the original front entrance door, which separates your home from the new porch, completely untouched and in place.

  2. If your property currently offers ramped or level access for individuals with disabilities, your porch construction must not hinder or impair this access in any way.
